Sunset West Home Sales Report – March 2013
Real Estate Sales Are HOT!
Just as the rest of Rocklin has increased in home values, so has Sunset West. Between December of 2012 and February 2013, there have been 18 closed sales in the Sunset West subdivision.
Although the average sales price dipped in January, it came back strong as can be in February. From all indications, the “selling season” has begun earlier than normal throughout the region. The nice weather has something to do with that.
What the future holds is anyone’s guess but from what we can see right now, 2013 looks to be a banner year for sellers. Low availability of homes to sell is our only issue. Demand is high, interest rates are still low and sellers are having a field day!
Buyers…not so much! Competition is fierce and buyers are willing to do most anything to get into a home.
Average Sales Price Surges!
Over the last 3 months, the average sales price has increased over 4%. Extrapolate that out and the year percentage increase could be 16% or more. January’s lower average sales price is likely seasonal.
The table below illustrates the average house for each month. There is a trend here as the average home gets smaller and the price is getting higher. Compare the difference between the December and February numbers you can see that buyers are getting less home for more money in only a 3 month span.

Average Days On The Market Declines
Homes are virtually gone before the hit the market..it’s going that fast! The average amount of time a home stays on the market has decreased 80% in just 3 months. The average days on market is just 33 days. Most homes, however, are gone far sooner.
The median days on market over the last 3 months is just 13 days. Median is defined by the same amount of homes above this number as below. If you’re in the market to sell, be ready to move quickly!

Summary
The market is very hot, buyers are paying over list price in many cases and seller’s are coming out of underwater to equity positions. All is rosy for the Sunset West and Rocklin real estate markets.
