Rocklin Average Sales Price Increases DRAMATICALLY

I was just preparing a flyer for the Sunset West area of Rocklin and I thought I’d throw a quick stat in regarding the average sales price increase over the last year.

I was ASTOUNDED by what I found.

The average sales price always zig zags or “sawtooths” in smaller sample sizes.  This is the case when you’re looking at the 95675 zip code of Rocklin or any single zip.  When you’re pulling county data, the sawtoothing  is less dramatic.

Get this.. from February 2012 to February 2013, the average sales price in the Rocklin zip of 95765 has increased 39.9%!  That is really incredible.  I know I’ve said this before but this is more than ANY of the average sales price increases during the bubble years of 2004 through 2006.

This data comes directly from the MLS data function called Trendgraphix.  This is where all data like this comes from on my site.

Right now, the demand for housing is just insane.  For the first time in my career, it’s worth pricing a home above comparable sales to see just how high we can go.  This doesn’t happen often and we have what I’d estimate is a small window of time where this is the case.

Like the last time it happened, as this SacBee article cites as well, this won’t last long and it may not end well especially considering the last bust was not that long ago.   What we know now is that the average sales price is BOOMING!
