There was only one sale in the Sunset West subdivision of Rocklin this month. Doesn’t seem like a lot of sales for a large an area that Sunset West covers.
There are approximately 1634 or so homes in this subdivision and while it’s smaller than Stanford Ranch, you’d think there would be a few more sales than there have been.
6455 Sonora Pass Way was a short sale that only lasted on the market for 8 days before an over full price offer came in. It’s 5 bedrooms, 3 bathrooms at 2798 square feet. The location of the home is on the only ingress and egress out of this portion of the subdivision. Not to mention it borders an apartment complex. Not ideal but maybe it’s a good rental. 🙂
I’ve been watching this home intently and it appears that it has been purchased by an investor. There are repair people who are going in and out of it, none of whom appear to be the owner. The new owner lives in Loomis so I’d assume that it’s going to be a rental but I’m not 100% sure.

The listing information says that it was pre-approved at $315K but it sold for $290K which, if the condition of the home is good, would be a nice deal. It was originally priced at $285K and the financing on the purchase was all cash.
