Homes Sold Under $300,000 In West Rocklin
Is This The Last Of A Dying Breed??
In my last post, I commented that the homes that have sold over a million has tripled in the first 7 months of this year in comparison to all of last year. I thought I’d look up the numbers for homes that have sold under $300,000 as well just because I’m lacking ideas for content! 🙂
As the market increases, homes that are selling in the lower price ranges will begin to dry up. This is a natural evolution of the average sales price increasing as they have. This is happening all over the region.
It also speaks to affordability, investor activity and the overall health of the housing market.
In 2012 there were 248 sales under $299,999. In the first 7 months of 2013 there have been only 56 sales under this level. It is quite possible that there could be under 100 sales below $299,999 this year.
The Rocklin housing market along with the rest of south Placer County, has appreciated so quickly this year. I expect this to slow down hopefully without a crash and just some moderate reining in.
Just for the sake of perspective, in all of 2012, 108 homes in east and west Rocklin sold for under $200,000. So far this year?? Only 11 have sold under $200,000 in both zip codes. This is even more reflective of how fast our market has appreciated over the last year.
Again, let’s hope for a softer landing than the last time we saw appreciation like this!
