DR Horton Rocklin: Prices Reduced!
New Homes In Rocklin!
Last week, I went through the DR Horton Rocklin Parkside models at the corner of Blue Oaks and Sonora Pass Road. It was nice to see new homes again. I was surprised by a few things but still..new construction starts are always a good thing for the economy.
At first glance, the homes appear to be VERY close together but I don’t think they are out of step with the rest of the area in terms of width between homes.
Where they are a little out of step is with the pricing and as a result of that, they have reduced their prices a bit to entice buyers to purchase. That said, they are still a little high in their pricing compared to existing homes in the area. This is not uncommon for new construction.
For instance, the Residence 2 is priced at about $426,000 while the existing home price average for a 4 bedrooms, 2.5 baths at 2232 square feet are selling for an average of $397,000. With a new home, you also have additional costs that you don’t have with an existing home that could run approximately another $30K on top of the purchase price like a backyard for instance.
This is always the case with new homes and most folks know that going in.
No Solar??
The one thing I would have thought would put these homes over and above any resale homes in the area, well 90% of resale homes in the area anyway, would be the addition of solar tiles yet these homes don’t have that.
I was also surprised that the bull nose granite counters are not included but are an upgrade. It used to be that bull nose was the standard but these homes have granite that is squared off. See the picture in the gallery below if you don’t know what I mean.
Overall Impression
Generally speaking, I like the interior of these homes. What I don’t like is how close they are together and that the backyards of the models I saw, as well as some of the lots I mosey’d around, seem too small for my taste. However, I didn’t see all the homes or lots in the development so there may be some more premium lots available with larger backyards.
The other thing I didn’t like is that they seem to be all two story homes. Residence 1 may be a one story but they don’t have one to view so I’m not sure if it is or not.
One thing you can take to the bank though. DR Horton builds a quality home so if you buy one of these homes, you know you’ll get an energy efficient, well made home.
