Over the last 90 days, Whitney Oaks has been about as normal as you’ll see in Rocklin home sales.  The only catch is the average sales price bouncing around month over month but that is easily explained.

Being that Whitney Oaks is such a small area, there just aren’t that many sales in the subdivision.  That said, it’s got the highest home values in West Rocklin which sets it apart from the other subdivisions in town.

The table below illustrates how many home sales in Whitney Oaks over the last 90 days ending February 28th.

With this few sales, it’s tough to come up with an average sales price that is anything you can hang your hat on, so to speak.  So, I believe, if we take all months and add them together then divide by the number of sales, we can get a number that I think is more dependable barring consistent sharp increases month over month.

My estimate on the average sales price for the Whitney Oaks area is about $553,000 over the last 90 days.

As you can see from the graph below, the month over month average sales price has jumped around quite a bit over the last 90 days.  With these few sales, one $1mil sale can throw off the average in a big way.  That’s what happened with 2, $1mil+ sales in January and why it’s especially important to make an “apples to apples” comparison when estimating the value of any home in Whitney Oaks.

How Many Days to Sell My Home?

One of the questions Realtors hear all the time is “how long will it take to sell my home?”  While this is often dependent on the seller’s time frame to move and correspondingly, the initial listing price of the home compared to it’s location and amenities.

The average list to sell price over the last 90 days is 97.62% of list price to sale price.  This means that if you listed a home for $100,000, the average sales price of that home would be $97,620, ish.  🙂

How many days to sell is one of the areas where Whitney Oaks has been very consistent in Rocklin home sales over the last 90 days.

chart_1 (1)While it looks like the bar in January shot up like a rocket, notice that the spread on the days to sell is very narrow.  All homes sold in Whitney Oaks from December 1, 2013 to February 28th sold in an average of 53 days at 97.62% of the initial listing price.

No matter where your home is in Rocklin, getting the value correct for a quick sale, if that is your intent, is critical.  You see, the longer a home stays on the market, the higher the potential for the market to think there is something wrong with it.

Correct pricing solves this.  The more people through the door of any home for sale in the first week of market time will increase the net proceeds of the sale to the seller.
