Whitney Ranch Homeowners Make Over 22% In Home Value

The average sales price in Whitney Ranch over the last year has climbed up over 22% in the average sales price.  This is relatively consistent with the other major subdivisions in West Rocklin.

Over the last 90 days, the trend I see is very seasonal.  A slow down in the winter and its’ picking up going into March.  More homes are coming on the market this year but it looks like they are being snapped up as soon as they come on.

This year, however, it feels like a more manageable pace instead of the frenetic pace that we had last year at this time when we had the “Correction of 2013”.  (not an actual event per se..just made it up 🙂 )

The average sales price at the end of last February was approximately $450,000 and this February approximately $550,000.  It sure is nice to see the value direction going up rather than down.

The prognosticators have said that this year would be slower and appreciation would slow down.  So far, January and February were slower but as we got into March, the pending sale numbers more than doubled.

The Average Sales Price Climbs In Whitney Ranch, Rocklin

Over the last 90 days, the average sales price in Whitney Ranch has climbed 6.21%.  From July to December, appreciation was very flat.  The market took off from January to June 2013 then promptly flattened out for the rest of the year.

Now, it is the spring selling season when many are putting their homes on the market.  Listing prices have come up as have pending sale prices, however, the market is not as fast paced as last year at this time.

Days to Sell Decreases In Whitney Ranch, Rocklin

The days to sell a home in Whitney Ranch decreased dramatically in February and so far in March the time to sell has decreased even further.  In December and January, the time to sell was between 60 and about 72 days.  In February this decreased to 49 days and now, so far, in March the average time to sell in Whitney Ranch is 26 days.

This isn’t anything to write home about, or blog about for that matter, but I created the graph so what the heck. LOL

Whitney Ranch isn’t a very large subdivision in comparison to Stanford Ranch which sprawls out over most of West Rocklin.  Over the last 90 days, there have been 13 sales in Whitney Ranch.  So far in March there have been 2 sales, 2 pending sales and 15 active listings for sale so it looks like although prices are up and days to sell are down, sales are consistent with the last 90 days.

home sold whitney ranch rocklinAll in all, Rocklin real estate is looking pretty rosy at the moment. I remember during the downturn thinking that I couldn’t wait until we could return to a more “normal” market, whatever that means.  It seems that we are in a very good spot where most homeowners are back in equity positions, aka not underwater, any longer.  Out 81 listings at the time of this writing, only 10 are in some stage of a short sale.  That is a good thing.
