The Rocklin real estate market is in great shape right now.  Although sales have slowed somewhat, it’s a healthy change to 25% per year appreciation.  I know 25% appreciation sounds good but it’s not at all sustainable and creates a bubble with the potential for homeowners and investors to lose.

The West Rocklin real estate market has appreciated just over 22% for the year ending April 30, 2014 although I do expect that to settle down in the May report.

Sunset West Average Sales Price Drops

Honestly, I’m not in the least bit concerned about the fact that the Sunset West area has lost almost 10% in the average sales price over the last 90 days.  Blips like this happen all the time depending on the price point and how many of homes sold in any given month.  One month is not enough time to establish a trend.

The average home in this area is 4 beds, 2.5 baths at 2047 square feet.  My feeling is that the average sales price for the average home is somewhere close to $385,000 range.

Sunset West Days To Sell Increases

The average days to sell a home represents how long the home was on the market prior to going into contract with a potential buyer.  This also accounts for the time spent if the buyer changes their mind, the home comes back on the market and then another buyer purchases the home.  It’s strictly the marketing time it takes to get a home into contract.

As you can see, we’ve seen increases in the Sunset West area which reflects a slowing market.  Pending sale numbers zip code wide are better than they were last year so I’m thinking we are having a later than usual begin to the selling season.

 Sunset West Homes Available For Sale

Currently in Sunset West, there are 1.85 months of homes available for sale at the current pace of sales.  How this is figured is by taking the average homes sold over the last 90 days, in this case 22, to find the monthly average, just over 7, then divide that by the total number of homes available for sale right now, in this case 13.

In the zip code as a whole, there is approximately  1.8 months of homes available for sale so Sunset West is on par with the rest of the zip code in that way.

Summary

The Sunset West subdivision of Rocklin is keeping up with the rest of the subdivisions in the zip code.  It is the most affordable subdivision in West Rocklin.  With the surge in pending sales in the zip code, it will be interesting to see how the numbers compare to last year through the summer.  My guess is that they will be up slightly but nothing dramatic.
