May Rocklin Home Sales Slow But Values Are Up
When sales slow, it’s not uncommon at all for values to decline. That’s not what we’re seeing region wide right now. While home value ascension has slowed somewhat, values are still rising modestly.
The average home in Rocklin home sales in May was 4 beds/3 baths, just under 2400 square feet and sold in 43 days. The days it takes to sell a home in Rocklin increased 114% over the last year from 21 days in May 2013 to 43 days in May of 2014 which is indicative of a market that is slowing.
Although the difference between listing prices and sold prices has been diverging for the last 2 months, it’s still relatively close together. This indicates that sellers are being more realistic about initial listing prices. That said, the listing to sales price percentage was a scant 96%, which is low in my opinion, for May.
