Rocklin Home Sales: Sunset West
Includes Cresleigh Springs and Rock Creek
The Rocklin real estate market, as with other local markets, is in a bit of a sales slump. Over the last 3 months, sales have declined year over year. While the number of homes for sale has gone up to some degree, there is still not much to choose from out there.
However, over the last 90 days, there have been 24 sales in the Sunset West area which is 5 more sales than the same period last year which outperforms the zip code as far as sales are concerned.
The highest priced sale in Sunset West was in Cresleigh Springs:

Sunset West is the most affordable subdivision in West Rocklin so sales performing better than in the rest of the zip code shouldn’t be a surprise.
Sunset West Average Sales Price
The average sales price has also out paced the rest of the zip code. From June 2013 to June 2014, Sunset West has increased just over 16% in the average sales price for roughly the same size home. (within 100 square feet)
The entire zip code of West Rocklin, 95765, has increased just over 9%, year over year.
Days To Sell A Sunset West Home Increases
Unless the home for sale has been priced correctly, the days to sell has increased almost 45% over last June. This is not uncommon as the rest of the region is experiencing the same thing due in part to the economy, interest rates and overall buyer concern about the stability of the housing recovery. At present, while prices continue to rise, buyers are waiting.
Last spring, a house that came on the market that was anywhere close to the comparable sales was gone in a day for more than list price. This year, sales have really slumped in comparison BUT prices are still going up as I’ve said. I don’t know how long that will last however.
Right now, we’re seeing a “settling” of sales and a slight increase in the number of homes available for sale. Who knows what the future holds, I certainly don’t, but all indicators are pointing to a continued softening of the housing market.
