Sunset West Real Estate Report
Includes Cresleigh Springs, Rock Creek and Sunset West
Real estate sales in West Rocklin have slowed down compared to last year. Sales are down throughout most of South Placer County. (See the table below.)
Sales have increased in areas Sacramento County where home prices are roughly $100K less in the average sales price sales than in Placer County. Affordability has become an issue after our correction last spring.
Home values in West Rocklin are now higher than the average buyer can afford and most millenials, read: first time home buyers, are buying elsewhere or not at all.
Investor activity in Rocklin has gone down to virtually non existent. There are investors in the market for other areas of the region and I’m still seeing some flips going on in areas like North Highlands but overall investor activity has gone down exponentially.
I would expect that home values in South Placer County will begin to level out. I think the number of homes available for sale will increase to more normal levels over the next year or so.

Sunset West Home Sales
Sunset West home sales are down over 68% over last year. Last year, we had 16 homes close in July, this July we had 5 homes close. July is typically a slow month but not this slow.
Sunset West Average Sales Price
While sales might be have been slow, the average sales price is up 2.74% over July 2013 which is good news. That outperforms the zip code which is down 1.6% overall. Again, I don’t think this is anything to be overly concerned about. I believe it’s just a settling into a more affordable range.
Rocklin Homes For Sale
Currently in Sunset West, there are 18 homes for sale while the entire zip code has 125 active listings available for sale up from 59 last July. That’s a year over year increase of 111.9%. At the current pace of sales for the zip code, that is still only 2.4 months of homes available.
The average list price for a 4 bedroom, 2.5 bath home at 2500 square feet is $432,736. The average sold price in Sunset West in July was $413,380 for a 4 bedroom, 3 bath home at 2242 square feet and took 11 days to sell.
Sunset West Market Summary
Sales of homes are down, the average sales price however is up slightly and homes properly priced are selling quickly. Homes that are not properly priced are staying on the market for an extended period of time and that is not good for sellers. 62 days is the current market time for a home currently on the market and not properly priced.
There is a home that is quite close to me that was listed by one of the local brokers here in Rocklin. The listing price started out $50K to $60K too high and they have had to reduce the price 3 times and it’s still not sold. It will need an aggressive price reduction to get the attention of the market at this point. I estimate that this strategy, based on my knowledge of the area, will, in the end, cost the seller at least $20K if not more. The market is very unforgiving to price reductions currently.
