West Rocklin Average Sales Price Increases
Both Month Over Month AND Year Over Year
After 3 out of 4 straight months of declines, the average sales price in the 95765 zip code of Rocklin increased 10.6% over last August and 8.8% over last month. There was a lot of national news that the fall could more robust for sales than in previous years.
Sales increased as well so it’s not there were less sales to skew the numbers. Sales increased 16.7% over last August and 23.5% over last month. July is typically a slower month for real estate sales.
Is There A Pattern Here?
If you look semi closely at the graph, you can clearly see that there have been similar peaks and valleys to the average sales price over the last year. The average sales price of $470,000 is just $2000 below the high of the year reached in January. While I’m sure it’s a coincidence, there does seem to be a repeating pattern to the peaks and valleys.
This has to be one of the most interesting markets I’ve ever been through in 12.5 years of full time real estate experience in Rocklin. The increase in sales also has reduced the amount of homes available by over 16.7%. As we get deeper into the holiday months, I would expect the inventory of homes for sale to rise.
