Expired Listing Rocklin Roseville LincolnYou listed your home with a Realtor or real estate agent, and yes there is a difference, and 120 to 180 days goes by without any showings or offers.  You’ve reduced the price 3 times trying to get the home sold and get on your way to your next destination but there you sit.

With a slower real estate market, tougher lending conditions and picky buyers, if the listing on a home isn’t handled correctly, it could not sell.  The real estate market is ever changing and believe me things have really changed since June/July of 2013.

In South Placer County in the spring of 2013, there was a mad rush for homes and values started going through the roof again.  This essentially stopped in June/July of 2013.  Homes are still selling but you’ve got to be competitive to attract the right buyers into your home.

So what happened?  What went wrong?  Why didn’t your home sell?

The Number 1 Reason Why Homes Don’t Sell

If you talk to most agents or even Google it online, you’re going to find a very specific answer to why homes don’t sell.  The prevailing wisdom, and it’s sometimes true, is that the home was priced incorrectly for the market or the condition of the home doesn’t match the price.  This is the easy answer.

Fortunately for seller’s, it’s not always true.

I live in Rocklin and around the corner from my home on Sandhill Drive a friend of mine had a listing priced at $342,000 and after 3 weeks on the market, they lowered the price to $339,900.  This home was on the market for 55 days and didn’t sell.   The seller’s finally had enough and fired him.  I spoke to him about it and he said, “I told them we needed to be lower, the market just isn’t what it was.”

Two weeks later, it’s relisted by another Realtor at $342,500.  The seller’s have been down this road before so they should know the home will not sell at that price.  Guess what happened?  28 days later a buyer comes in and offers $345,000.   The house closes and the seller’s are on their way to the next destination.Psychology

What did my friend miss?  Why was it that when he had it listed at a lower price the home didn’t sell?  That is the $64,000 question.

Mindset Is Everything

Honestly, I don’t really know why this happened but I do know this, it had nothing to do with the price.   That much is obvious.

If an agent isn’t committed to the price a seller chooses for their home sale, the agent should not take the listing.  The job of any listing agent is to be an advocate for his seller’s.  You’ve got to truly believe in the listing price or you won’t do all that’s necessary to get the listing sold.

This is just human nature.

In this case, I know the new listing agent and they are true advocates for their clients.  They go the extra mile for all of their clients in my experience with them.  My guess is they believed in their clients price and then marketed the property in every way they could.

That’s what professional listing agents do.  It’s what made the difference between getting the home sold and the home not selling.  Mindset is everything or more commonly, attitude is everything.  Heard that one before?  It was true when I first heard it from my parents and it’s true today.

The Takeaway

The lesson to be learned from this example is that if your home has been on the market for more than 30 days without many showings and no offers, there is a problem.  Generally, it’s with the agent.  After the listing expires, it’s time to relist with a new agent and get a fresh approach to getting your home sold.
