Your Listing Has Expired..Should You Rehire Your Agent?

salespersonThere is a quote that goes something like “the definition of insanity is doing the same thing over and over yet expecting a different result”.  Who it’s attributed to is up for debate but the essence of the message is true. Is it rational to expect a different result from the same action?  We’ve all done it before, what has been the result?

While I don’t think this would classify anyone as “clinically insane” per se, it would definitely make me scratch my head and often it does that when a listing expires and the sellers rehire the same agent who failed them over the previous listing period.

I understand if it’s a friend or family member who is the agent or there is a very specific reason that the home didn’t sell such as work that had to be done or condition that wasn’t taken into account for in the marketing price of the home.

Hiring a family member to sell your home is asking for trouble especially in the market we’re in now.  The days a home stays on the market have really gone up and homes are harder to sell than when the market was moving more briskly.

The last thing you want is a rift in the family if the home doesn’t sell and you have to fire your family member to get your home sold.  If you’re not comfortable with that then you’re stuck and left in a situation that could cost you thousands of dollars for the sake of a familial relationship.   That’s a tough one!

Isn’t selling your home and moving stressful enough?? LOL

Question #1

If you are planning on hiring the same agent to sell your home that hasn’t gotten the job done over the listing period in the first place, the first question you should ask is:

What are you going to do differently this time that you didn’t do the first time to get my home sold?

It’s a relevant question, right?  I mean the house sat there without many showings and no offers or worse yet low offers you rejected.  How is your agent going to attract the type of buyer you need to buy your home so you can get on your way to the next phase of your life?

Sometimes it’s not what the agent did that was the problem but what they didn’t do or worse, their mindset about your goals for the sale that were the problem.

I’ve seen it happen when it looks like the listing agent has done everything they can and the home doesn’t sell.  The listing expires, the seller’s hire a new agent and it sells in a few weeks for HIGHER than it was listed for with the previous agent.  On the surface, this seems to make no sense at all.

You can chalk it up to timing but typically it’s about the mindset of the agent.  If your agent believes in your goals, supports your price and is willing to go to bat for you with other agents to defend your pricing then that is the best you can ask for.

After that, if your home isn’t selling, you’ve got to look in the mirror and ask yourself just how motivated are you to get the home sold.  It may be that selling just isn’t what you should be doing.
