Highest Offer To Showing Ratio!
In January, I met with the sellers of 2039 Taft Drive and we went over what they needed to do to get the highest and best price the market could bear. They had a ton of work to do but they got it all done just in time to start showing the home on March 7th.
From March 7th to the 9th, the sellers had 30+ showings. I knew it was priced to attract attention but even I didn’t anticipate the interest. The backyard on this one is so nice. Pool, outdoor bbq and a huge lot with loads of potential are just some of the draws in this home.
The Rocklin school district is a huge bonus as well as being walking distance from Ruhkala Elementary.
The nearest comparable sale sold on Turnstone in February at $438,000. We’re close to that sales price which is good for the sellers and the neighborhood. Hopefully the appraiser sees the value as well!

The surprising thing to me is the amount of offers we got. 30% of the people who saw it made an offer! That’s pretty amazing actually. We got 2 offers below list price and the remaining 8 were above list. The sellers chose the ask the 5 best offers for their highest price and best terms and got the response they were hoping for.
I’m glad this is working out for them as it will make getting into their new home much easier.
