Boy What An Ordeal!

Every real estate transaction is unique.  Like baseball, occasionally something comes up that you’ve never seen before.  Well in the case of 2039 Taft Drive, it had nothing to do with the house but everything to do with an incredibly poor agent with an ego the size of the sun. (except not as bright!)

After inspections, the buyers came back and asked for a $14K credit back for repairs.  In the 13 years I’ve been selling homes, I’ve never seen a larger request for repairs.  I was simply astounded.

My seller was very smart and responded in kind to a $500 credit back which was accepted.  Think about that.  You go from $14K to $500 and you accept with no haggling?  That was even more astounding.  That said, the seller did end up giving them $1000 to remove some rock in the backyard which they didn’t have to do but in a show of good faith thought it was appropriate considering they got 40 days free rent back.

I agreed.

We ended up closing at $445,000 which was over 106% of the list price.  We got 30+ showings in a few days and 10 offers.  While not all homes are getting this kind of attention, buyers are out there looking to purchase.  It’s spring and the selling/buying season is upon us.
