How Your Agent Will Waste Your Money

Last spring I sold a home in the Sunset West community of Cresleigh Springs. Nice community, my neighborhood actually. It was a nice home of some friends of mine and our kids go to school together.
They had a life event and decided that the best course of action was to sell their home and move up to a larger, newer home so they called me.
We went through the usual routine. I prepared a presentation, met with them, recommended some changes/improvements to the house. They got those done in record time, we listed it and off we went.
We got 30 showings in the first weekend and it was in contract by the following Monday.
The buyers agent was a nightmare. She is the reason why most people hate real estate professionals. Not only inept but a horrible person. I’m used to seeing these types but she took the prize.
During the first 10 days, they do their due diligence and find some things they feel they’d like to get repaired. The buyers agent sends me a request for repair to the tune of OVER $14,000!
I’ve been selling homes for close to 14 years. I’ve never seen anything like a request for repair for that amount, ever.
Wha??!
My client looks at this request for repair and thinks it’s completely ridiculous then counters back with something just as ridiculous. He counters back at $500 for this and that. The buyers accept this.
YOU’VE GOT TO BE KIDDING ME!!??
At this point I’m dismayed. I can’t imagine why the buyers agent didn’t advise her clients to come back at something higher. This move cost the buyers thousands of dollars. The seller’s said they would have come up but they never asked.
First rule of negotiation is never to give something that wasn’t asked for. It’s kind of obvious.
This is just one example of agents costing their clients money when they shouldn’t have. Some agents just don’t care. I do.
Selling your home? Save yourself the risk and interview me. If you don’t think I can do the job, then don’t hire me but if you do decide to list your home with me, I guarantee good results and will save you money in the process.
