Sunset West, Rocklin 2015 Home Sales Report
Including Cresleigh Springs and Rock Creek Communities
You’ll see as I work my way through the major subdivisions in the West Rocklin 95765 zip code, the last few years have been very good, with mostly positive news for the area.
The entire zip code is a very desirable place to live with great homes, schools and community.
It’s in the top 10 of great places to live in Northern California, click here for more on that. I can’t believe though that anywhere in the Bay Area beat us.
They can have the traffic there that’s for sure. 
Dublin and San Ramon? Nice yes but…lol…I don’t think so!

This graph is odd and must be shaped by the quarter by quarter inventory levels. Normally, as with the Stanford Ranch report, click here, the seasonal pattern would be the second and third quarters leading the first and fourth quarters. Not so this year.
I honestly think this is just an inventory driven anomaly.
2015 Average Days To Sell A Sunset West, Rocklin Home
Just like the rest of the region, the average days to sell a home in Sunset West came down all year. Low inventory, around a month and a half as of this posting, increased buyer activity, low interest rates and more realistic seller pricing all contribute to the days on market coming down to where it’s been the last couple of years.

This graph, to some degree, matches the sales graph above. It’s not always the case that the quarterly sales pattern and the average sales price pattern match but, clearly, it does happen.
The month to month average sales price is often skewed by a higher priced home selling or several lower priced homes selling in one month so it bounces around. It’s not very dependable as to the estimated value of any home.
The best approach to finding the value of any home is comparing the value of other similar homes sold within a 1 mile radius to the home in question and adjusting for amenities.
However, the year over year average sales price gives us a very dependable trend going forward.

Nothing to say about this graph except “Hooray”! lol! This is just under a 14% increase over the last 3 years. The consistency here is a little startling honestly.
It’s definitely a more gradual increase than in past decades in California where you could count on real estate doubling every 10 years. I don’t know that those days are over but it seems we’ve hit an affordability “ceiling”. That what it seems the downturn of 2007/2008 showed.
The funny loans just kept it going for a little longer and drove prices up faster than it should have.

The year over year home sales chart represents a just over a 34% increase in sales over the last 3 years increasing sharply over 2015.
Going forward it’s anyone’s guess how the economy will shake out. Ultimately, buyers need to be able to afford to purchase for the market to move as well as having homes available to sell. Although inventory is low, I think a lot of that is people not understanding just how much home values have increased over the last 3 to 4 years.
Hopefully, the inventory will increase this year but I wouldn’t expect it to jump up substantially.
The bottom of the market was late 2012, since then it’s been all up. How long will it last? I have no idea but what we do know is where we’ve been and that there doesn’t seem to be strong weakening in the coming year. That said, it’s an election year, anything can happen.
