Backwards Numbers This Year
Whitney Oaks, Rocklin is generally much like the other subdivisions in Rocklin where the pattern or trends from subdivision to subdivision match in the same zip code.
Not this year. It’s been a bit of a mixed bag this year and the only thing I can attribute it to is the disparity of values in the homes available for sale in the subdivision.
You’ll find probably the most varied range of home values in Whitney Oaks. Homes that sell in the $300,000’s and in the $1mil range. It’s the only subdivision in the zip code like this.
As I’ve said before, and homes in Whitney Oaks are the same as any home anywhere in that the best indicator of value will always be an analysis from a professional comparing similar homes that have sold.
Anything else is just guessing.
2015 Whitney Oaks, Rocklin Home Sales
Home sales in Whitney Oaks did follow a similar seasonal pattern as the other major subdivisions in the zip code regarding sales. More sales in the middle “selling season” of the year and fewer in the beginning and end of the year, nothing unusual about that.
The amount of homes sold isn’t a surprise either. Whitney Oaks isn’t near the size of the Stanford Ranch or Sunset West subdivisions in Rocklin so fewer sales, in comparison, would occur.
Whitney Oaks, Rocklin Average Days To Sell
Here’s where things get different than the other subdivisions in the Rocklin 95765 zip code. The pattern in Whitney Oaks was reversed in Sunset West and in Stanford Ranch where the first quarter had the longest days to sell a home vs. the fourth.
It is a seasonal pattern but going up more than double the amount of time from one quarter to the next is somewhat unusual.
Whitney Oaks, Rocklin Average Sales Price
Again, declines in the average sales price for three straight quarters then a roughly $150,000 swing in the fourth quarter is odd. Two homes, one on Clubhouse and anther on Pyramid, sold for just around $1.1mil in November so that skewed the average sales price numbers.
In the 3 previous quarters the highest sold price was $870,000, $860,000 and $810,000 respectively. Those homes were on Clubview and Clubhouse, the higher priced neighborhoods in the subdivision.
Additionally, each quarter saw a much higher amount of moderately priced homes selling than in the fourth quarter contributing to lower average sales prices for those quarters.

This graph is the most surprising but when contrasted on the home sales, it’s easy to say that in 2014 fewer moderately priced homes sold and enough higher priced homes sold to drive up the average sales price up dramatically.
In a more normal year, you would have seen a gradual increase in the average sales price from year to year vs. a big spike in 2014 like we see here.

The pattern in Whitney Oaks is interesting. In 2013 when 80 homes sold, the average sales price plummeted then in 2014 when sales were in a 3 year low, the average sales price spiked.
The correlation makes sense due to the homes in higher price ranges in this subdivision. It’s interesting to see. (if you’re a stats nerd like me!)
Overall, the zip code has had a very healthy 3 years marked by increasing sales and moderate price improvements. The coming year, being there are a lot of unsettled employment dynamics in our region, will be interesting. I hope that values don’t increase so much that we become and over-valued market. It could happen.
