Sold For $30,000 Over List Price??
Yes I did!
There is a system for selling homes that I’ve known about for longer than I have used. The reason for this is that early in my career, I didn’t know how to explain it in a way that made sense to prospective sellers.
Like a lot of new or otherwise inexperienced agents/Realtors, I’d be giddy about just getting the listing until the panic set in about how the heck I was going to get that home sold for the seller.
Now, with 14 years of experience behind me, I have figured out how to explain the system to people so that they buy in and then sell their homes for more than list price.

Sold For $30,000 Over List Price
For this home, the comparable sales suggested that we’d probably get no more than about $275,000 and even then it might not appraise at that value. Although the seller wanted to list at $269,000 I showed them how listing lower would net them more money at the end of the sale. I wanted to list at $259,900 but they were nervous about that price.
We had interest right away. I posted a full picture set and the market responded immediately. My seller’s were in a bit of a hurry so I took pictures with my phone, something I never do as I prefer professional pictures, with the intent that I would change them out with professional pictures later.
I never got the chance.
The final offer the seller accepted was at $290,000 BUT there was a creative little aspect to it that not many agents would know. The buyer could, on paper, only show that they paid $290,000 for the house but we had another offer that was virtually identical. The buyers agent, who had been in the business for years and years, suggested to the buyer that they offer the seller an additional amount for a piece of furniture they were trying to sell with the sale.
The buyers paid much more than the seller had asked for this piece of furniture and that was what separated the two offers. Creativity that you don’t see often these days.
It’s All About The Marketing
Not every home I sell has this result but most sell for more than list giving me a list to sell percentage of 103.5% while the rest of the market sells on average around 98%.
A lot goes into getting the highest price possible and it’s never as simple as picking a price and hoping it sells at that price. That’s like playing darts blindfolded. I mean you could but why would you?
