Average Home Sales Price Declines
Over the last 90 days, Rocklin home values have declined 9.03%. While it is a it surprising to see this, it’s pretty easy to figure out why.
For 2015, November was the highest average sales price at $487,000 while January comes in at $443,000.
I suppose affordability could be a factor but I think it’s more about the homes that closed in higher price points than a reflection of the direction of the market.
The more I look at it, the more the month to month average sales price begins to mean less unless it’s quantified. For instance…
In November, 3 homes sold above $900,000, 2 of those were over $1,000,000. In December, only 1 home sold above $900,000 and in January, the highest priced sold home was $764,000.
This, in my opinion, is why the average sales price has declined over the last 90 days.
My prediction for Rocklin home values is that in the coming months, perhaps even this month, we’ll see a blip back up. There is currently one home in pending sale, none for sale, above the $900,000 level and it’s been in pending sale since July, 2014. So my prediction is not a stretch by any means.
