Amount of Homes For Sale Declines
Last year at this time, I thought that the number of homes for sale in Rocklin couldn’t get much lower than it was.
While it’s still early in the year, I looks like was wrong.
This year, we have even fewer homes on the market than we did last year. This is a bit surprising to me.
Since the bottom of the market in late 2012, home values in Rocklin, 95765, have increased and more and more people are coming out from underwater on their mortgages.
My impression was that we’d begin to see a backlog of homes coming on the market from people who had wanted to sell but couldn’t because their homes were worth less than what they owed. Supposedly, this was to occur nationwide but it’s yet to materialize locally.
So far, the number of homes for sale in Rocklin is down almost 13% over last year.
This really benefits seller’s more than buyers but there is a limit to it due to affordability. It hurts buyers, especially those with VA or FHA financing. It seems as if they have little chance to compete with fewer homes on the market than when there are more homes available or when it’s a more buyer friendly market.
