Steady, Year Over Year Increases
Month over month average sales prices fluctuate to the point where they can lead to inaccurate assessments on where the real estate market is headed in the short term. (short term defined as a 90 day period)
While, from one month to the next, you’ll see declines in value in any given zip code, it doesn’t tell the whole story. I find longer term analysis to be more accurate regarding where the market has been.
Where the market is headed is speculation and no one can be really sure. I look at leading economic indicators for clues as to what we can expect going forward.
I’ve created a graph that shows the average median home sales price in Rocklin, 95765, since just before the bottom of the market. In 2012, the value declines began to shallow out to a bottom around November or December so I included all of 2012 in this graph.

It helps when looking at the data to have a reference point to connect the numbers to your home. In this case, the average home over the last 4 years was very consistent at 4 bedrooms, 3 bath rooms at an average square footage of 2346.5. The range in square footage was tight from 2321 to 2371 over the last 4 years.
A 38% change is roughly a 9.5% per year increase. I’ll take that over declines any day of the week.
Real estate markets cycle roughly every 18 years. There will be minor bumps in the road but major crashes aren’t all that common especially like the one we had in 2008.
