The Lincoln Crossing median home price has gone up like every other area of South Placer County.  Since 2012, the median home price has gone up 41.5%.  Considering from 2006 to 2012 it probably went down 50%, that’s a nice recovery.

The average home sold in Lincoln Crossing over this time was 4 bedrooms, 3 bathrooms averaging 2465 square feet.

The square footage in this instance was a bit all over the place ranging from a low of 2406 to a high of 2570 which is a bit of a swing in square footage.

Lincoln Crossing also has the dubious distinction of having the highest Mello Roos CFD taxes in South Placer county.  In some areas there is Mello Roos and in other areas there isn’t any.  It’s not immediately obvious where Mello Roos is and where it isn’t.

The homes without the tax sell for higher and the homes with the tax sell for lower.  On one side of the street you’ll have a home without Mello Roos and just across the street the homes will have it.

Generally the developer will pay off the bond and those homes won’t have it so it depends on the developer of that block of homes.

The bottom of the real estate market after the downturn was in November/December of 2012. The market direction most of the year was more or less flat until spring 2013.  Every city in the area saw a big jump from 2012 to 2013 as the market was considered undervalued.

Since then, it’s been all appreciation.  In 2012, the Lincoln Crossing median home sales price was $241,000.  In 2015, it was $341,000 which represents an increase of 41.5%.

The number of homes for sale in Lincoln Crossing is down by a high percentage in January, 70% down over last year. With inventory this low, seller’s have an opportunity to do very well selling this year.

I don’t know how long values can appreciate at this pace.  41.5% is just over 10% per year but the bulk of that, over 25%, came in 2013.  Since then the appreciation has been more tepid.  Affordability has got to come into play here at some point.
