Twelve Bridges Median Home Sales Price
Part 2 – Holy Home Appreciation!
The east side of Twelve Bridges is completely different than the west side of Twelve Bridges in every way.
The east side, closer to Sierra College Blvd., sits at the beginning of the foothills, has a nice golf course within it, Catta Verdera CC and surrounding the golf course are homes that sell for upwards of $1mil.
The west side is, nearer to Hwy. 65, is in the valley and is nearer to schools, shopping and nearer border of Rocklin and Lincoln. Here, homes sell for a median price of just over $400,000.
Both communities are very nice places to live and have since 2012 seen huge increases in home values due in part because of it’s desirability.
Twelve Bridges, Catta Verdera Side, Median Home Values
Since 2012, home values on the east side of Twelve Bridges have increased by 55.88%, almost a 56% increase in home values. Looking back on it now, homes selling in this area at a median home price of $603,000 in 2012 were a steal!
The average home sold in this area over this time period was 4201 sq. ft., 4 bedrooms and 4.5 bathrooms.
As the graph shows, there was a huge jump in home values from 2013 to 2014 which is different from the rest of South Placer County when the jump occurred from 2012 to 2013. From 2013 to 2014, the median home price in this area jumped 29.98% in one year. That’s just astounding.
The median home price has now settled a bit but not much. Regardless, it’s nice to see positive numbers rather than negative.
