Different Area, Same Story
The Highland Reserve subdivision in Roseville probably has one of the best locations, all things considered, in the 95678 zip code.
Highland Reserve is bordered by Lonetree Blvd to the southwest, Stanford Ranch Road on the east and Rocklin/Roseville border to the north.
It’s so incredibly close to everything yet, it’s not a busy, noisy area. I sold a house in this subdivision last fall, a close friend of mine, and I’ve always been surprised how peaceful it is considering it’s location.
Costco and Hwy 65 are just over a mile away, shopping at Nugget and Winco are even closer as are Lowe’s and Home Depot. Many restaurants and the Galleria are also close by. Not to mention, there are some very well built homes in this area.

Just like all of the other subdivisions I’ve written about, Highland Reserve experienced the same growth but just slightly different than some of the other areas I cover.
From 2012 to 2013, the Highland Reserve subdivision jumped up 39.66%. That is just incredible. You just don’t see real estate market corrections like this yet, there it is.
Since 2013, the values have increased more slowly only appreciating 4.37% through 2015. Being that the bottom of the market was late 2012, anyone who purchased then has done very well.
It’s interesting to see, community to community, how the micro markets are different from each other. More to come!
