Includes Cresleigh Springs and Rock Creek
The real estate market in Rocklin has been a bit bumpy this year so far. That said, based on the April results, it looks like it’s turning out to be an ok spring.
The Rocklin real estate market woke up in April with increases across the board in new homes becoming available for sale, pending sales and sales.
Homes available for sale increased 27.4% over March, however the amount of homes year over year is down 4.1%.
Pending sales, or homes that have reached an agreement between buyer and seller, increased 40.4% over March and 63.3% over April of 2015.
Closed sales increased 103.1% over March and 8.3% over April of last year.
Considering the hibernation the market was displaying for the first 3 months of the year, that’s pretty impressive.
Sunset West
Sunset West is the subdivision that includes Cresleigh Springs and Rock Creek areas. It is bordered by Sunset Blvd., Lonetree Blvd and the Rocklin/Roseville border. It’s served by Ruhkala Elementary, Rock Creek Elementary and Rocklin Academy Family of Schools and Whitney High School. The southeast part of the subdivision may be served by Rocklin High School.
The area consists of modest homes ranging in square footages from about 1400 to just under 3000 for the most part all built in the 2000 to 2002 time frame. The exception is the DR Horton community of homes at the corner of Sonora Pass and Blue Oaks. Those are new as of mid 2015 through now.
You will find an occasional sale about 4000 square feet but there are many of those.
Sunset West Average Home Sales 2016
Homes sold so far this year have been a little unusual with consistency and not a steady increase as it normal for this time of year. Like I said, in April, the market woke up with as many sales as in February and March combined. Hopefully from here forward we’ll begin to see more activity on both the buying and selling side.
Sunset West Average Home Sales Price
There are several factors to consider when looking at the average sales price. The stat itself isn’t always indicative of home value of any individual home but is a cumulative number based on the combined sales prices of all homes sold in any given period divided by the number of homes sold.

The number of homes sold jumped over 8% from March to April. Did the average home appreciate 8% in one month in Sunset West? No but it does indicate that sales activity has increased which is a good sign.
In summary, prices have stagnated a little and sales activity has increased. Price stagnation isn’t normal but an increase in sales is during this time of year.
