West Rocklin, 95765, Home Sales Down 44%
There’s a headline I didn’t think I’d write this month. From June to July, Rocklin home sales declined over 44%. That’s a heck of a decline in one month.
While it’s not uncommon to have a slight decline in sales during the summer months due to vacations and such but the decline is usually a bit more moderate. In June of 2015, 71 Rocklin homes closed vs. 55 homes the next month. That’s a 22.5% drop in sales. It did recover somewhat in August however and perhaps that will happen this year as well.
The number of homes available for sale jumped up over last year from 121 new listings to 126 new listings, at 4.1% increase, which is nice for buyers.
The current months of homes available for sale now stands at 2.4 months which a 121% increase over last month. A sharp increase indeed.
Rocklin Home Values Increase Year Over Year
Home value appreciation has been very steady in Rocklin real estate as it has been statewide. Over the last year, the average sales price has increased 3.7%. This number changes every month so it’s nothing to brag about really but steady, consistent growth is good trend over time.
