Also, you may have received inaccurate pricing data. Pricing a home to sell is a critical step that I’ve seen seasoned agents fail at getting right. Time and time again a home that should sell relatively quickly languishes on the market due to inaccurate pricing. This is something that’s tough to overcome.

What is the Market Direction?

From Nov. 2017 to Nov. 2018, home sales are down 9.8% in Rocklin and 9.2% in Roseville. This has lead to an increase in the number of homes for sale. In Rocklin, the number of homes for sale has doubled and in Roseville it’s gone up 32.7% over the same time frame.

Seeing this while it’s happening is virtually impossible as it tends to only become visible after a trend has been established and that could take 90 days.

This is vital (it’s all “vital” or “critical” right? 😉 ) information when pricing a home to sell, could cost you thousands and too much time to sell. The longer a home sits on the market, the less a home tends to sell for.
