Stanford Ranch Numbers Slightly Better

down Over the last year, the number of days a home for sale stays on the market in West Rocklin has plummeted especially in Stanford Ranch.  The entire region has seen a reduction in the availability of homes for sale thus reducing the market time on well priced listings.

That said, you’d think in such a desirable community where prices are higher than the region average that sales would be slower with homes staying on the market slightly longer.

Not so.

Since July of 2012 there has been over a 66% drop in the amount of time a home stays on the market from 71 days to 24 days in June of 2013.  The Stanford Ranch numbers were slightly better at 21 days on the market average.

Keep in mind these are the averages.  Most homes are gone well within 24 days.  This makes it essential for buyers of non short sale or REO listings to get their offers in as quickly as possible and for sellers of those listings to get ready to move as quickly as possible.

With home values rising, more people are able to sell and move up thus creating many more “regular” sales or non distressed home sales.  Our market is slowly rebounding from the downturn and this year has been a good start for the Rocklin real estate market.

Although the number of homes available for sale is increasing slightly and interest rates are creeping up, homes are still moving at a record pace.  Below is a graph and table for all of 95765 over the last year.rocklin homes for sale
