New Homes in Rocklin

Construction of new homes in Rocklin is booming right now.  Seems everywhere in West Rocklin has new construction.   I originally planned to do one post on the communities but I got so much information on each that I thought I’d break it up into 4 posts.

Parkview by DR Horton is a new community very close to where I live in Rocklin.  The community, as all are in Rocklin right now, is predominately made up of 2 story homes.  I know that there is more profit margin in 2 story homes but the absence of 1 story models throughout Rocklin in new construction is striking.  (to me at least)

This community just doesn’t seem to fit with the neighboring communities of Cresleigh Springs and the Sonora Park area with row after row of 2 story homes.  One of the associates I mentioned this to said that the profit margin isn’t enough to bother with 1 story homes.   Profit over community continuity doesn’t seem like a very good model in my view but, as a manager of mine at Pulte used to say, “It is what it is”.  I agree.

Overall, Parkview will be 49 homes with 6 homes across Blue Oaks off of Albatross for a total of 55 homes.  Not a large community but with mostly two stories, it’s beginning to feel, for Rocklin, like a development of high rises.

The additional homes not shown on this map will be behind the current homes working their way down Blue Oaks Blvd toward Sunset Blvd.  DR Horton is not including solar with these homes when two other communities, Vista by JMC and Manzanita by Standard Pacific are offering solar with their models.  The sales associate, Robin, told me that they reduced their prices to compensate for the lack of solar in this community.   Robin and Joshua were very nice and provided some great info.

Pricing here is slightly lower than the other new home communities in Whitney Ranch.  The Sunset West subdivision, including Cresleigh Springs and the Rock Creek subdivisions, are the more affordable homes in West Rocklin.   New homes definitely sell for  more than existing homes, especially when you upgrade and put in a yard, but you’re also getting something you have “designed” insofar as the amenities are concerned.

Overall, Parkview by DR Horton is a quality community.  DR Horton is a good builder of quality homes.  If you’re looking for a new home in Rocklin, you’d be doing well to stop by and check out this community.  It would be worth the stop.
