Home Sales Slowing A Little
Rocklin is a very desirable place to live. With low crime, awesome schools and a great location it’s no surprise that, now that the real estate market is in full blown recovery mode, Rocklin home values are reflecting strong sales due to low inventory and low rates.
Although mortgage interest rates have climbed up a bit, 4.47% average from a low in the mid 3%’s, sales don’t seem to be slowing that much. Rates are still historically low regardless of the increases over the last couple of months. What’s startling is not that they have gone up but how fast they have gone up.
In June, there were 59 home sales with an average sales price of roughly $405,000 for a home with just about 2400 square feet.
So far in July there have been 45 sales, down a little from June but July is typically slower than other summer months. The average sales price is way up in July, so far, to $452,000 due to a rather large sale at 3709 Stone Temple Court at $1.1mil.
There have been 3 sales in Rocklin over a million this year. 3860 Iron Wheel at $1,050,000, 3731 Clubhouse Drive at $1,090,000 and 3709 Stone Temple at $1,100,000. There was only 1 sale over $1 mil all of last year.
Are interest rates affecting the market and causing a slight decline in sales? Can’t be sure but from all of the industry folks I’m speaking with regularly, the market has been slowing a little, in a likelihood, from several factors. Interest rates and time of year being just part of the story.
While the average sales price looks to be bouncing around a bit, a 9.5% increase over the last 6 months isn’t shabby.
